University Office Center is a master planned Class A office development that focuses on bringing innovative and sophisticated architectural design along with the latest in sustainable strategies and conservation to Bakersfield’s office market. It is to be constructed in three phases and, at total build-out, will include three professional office buildings and a total of 285,000 square feet on 12 acres of land. The initial building will be three stories and contain approximately 60,000 square feet. The building is targeted for LEED Silver or Gold certification.

Location of the University Office Center is key. The development is centrally located within the University Center submarket, which currently has zero vacancy and includes major tenants such as State Farm Insurance, Aera Energy, Chevron, California Resources, Mercy Southwest Hospital, as well as major national stock brokerages and a host of other office tenants.

University Office Center is located on the California State University, Bakersfield campus, which provides the opportunity for academic and business partnerships that benefit building tenants as well as the students and academic goals of the university. The project is also adjacent to The Marketplace, Bakersfield’s premier neighborhood shopping center, which provides less than five minute walking access to restaurants, banking, grocery, drug and other retail stores as well as numerous service tenants.

Other key features of the development include convenient access to public transportation and the city’s bike path with onsite bicycle parking enclosure and indoor showers as well as many onsite energy, water and cost saving amenities and technologies.
